Since we arrived in Le Marche just over six years ago, we have helped many guests who have come here looking for property. Learning from our own experience, and mistakes, over time we have gathered together a team of professional people who we know and trust, and we are happy to recommend these to others. With advice on what to look for and what to avoid, help with the whole business of buying from agents to lawyers, currency experts, geometras, builders, plumbers – even where to go to buy just about anything, we are happy to help out anyone looking to buy here. We have also gathered several sources for those looking for additional finance with mortgage brokers and banks in the UK and Italy.

So who are our preferred contacts?
Finding the Properties

When it comes to property sales and estate agents, we will happily recommend several options. However, there are two companies for whom we continually get great feedback from our guests. These companies get high marks for professionalism, efficiency and selection. Both are skilled negotiators and have local networks of property owners that run deep. Marche Homes Direct, http://www.marchehomesdirect.com  , is a very well run company registered to purchase, sell and restore properties and is known for owner-direct relationships and fast, turn-key service, which gives you the opportunity to leave the stress to someone else!  Terre Marchigiane,  is a local agent with a solid portfolio, known to provide excellent advice and timely service.  Also try AEG in Amandola http://www.aegrealestate.com where you will find English and Italian speking staff.


These all have a really interesting portfolios, which change daily and they are able to find homes from as little as 60 thousand to over a million euros, in various states of repair.

If your are looking for added value - give a thought to turn-key solutions with a professional who has experience of buying and restoring in Italy first hand, his local knowlege and contacts means he can find just the right solution which gives you the opportunity to leave the stress to someone else.

Whoever you choose to find your home, do make sure that you use the services of other professionals who are NOT connected with the agency. This way you will always be in control and able to avoid any conflict of interest.

Legal Representation
One of the most important parts of buying a property anywhere in the World is having legal representation, even better if the lawyer lives and works locally and speaks both English and Italian.

Giovanna Salvucci gsalvucci@marchelegale.com,  has offices in San Ginesio and Civitanova, and she will oversee and advise on all aspects of buying here, from putting together the Compromesso to the final Notary act, as well as organising your fiscal code, opening a bank account and even applications for residency. Giovanna will also give you peace of mind by drafting and executing a contract with your builders and architect.

We also have contact with UK lawyers, but from our experience the whole process of buying is slowed down, it is better in our opinion to have someone on the ground here, who is well connected and that can make things happen quickly.

Foreign Exchange & Mortgages
Most of you will know that Banca Woolwich are one of the few banks that will give mortgages for a property in Italy. Italian Banks can be a good prospect, but you will need someone to negotiate and chase on your behalf if you cannot speak Italian. A newcomer is Baydon Hill who are primarily foreign exchange experts, but now able to organise mortgages and of course the benefit is you can speak to them in English. Other foreign exchange companies are HIFX and Moneycorp.

Architects, Surveyors and Geometras
What is the difference between the two? An architect and surveyor both learn their trade at university, whereas geometras learn their trade at college. Some are very experienced and can show you some excellent examples of their work. They will however, charge the same rate for your restoration (but do remember you can usually negotiate on their percentages). Who you need depends entirely on the type of work that needs undertaking and who you like and trust. With this in mind we will happily give you contact details for these professionals, some speak English, others you may need an intermediary. They will all happily show you their work, and their particular style and then you choose.

Project Managers                                                                                                                                       Do you need one?  It really depends on your attitude and aptitude for the Italian language.  But do bear in mind that the methods, systems and terminolgy are completely different to developing and restoring in the UK or USA.  We have finally found someone to help that we believe can take some of the strain from you and organise just about everything from your code fiscale to bank accounts, insurance, and of course be the liaison between you, your architect and the builders.  He is young, enthusiastic and very computer literate.  WIth this in mind if you decide to go this route, you will be provided with monthly updates by email complete with photos and all for a fixed fee agreed beforehand.  This service will also include translations and for you the ability to speak about your concerns and worries with someone who speaks and understands both English and Italian.

Builders, Plumbers, Carpenters, and Electricians
Many of you will prefer to leave the selection of these professionals to your architect or geometra, but should you like a little more control and which can also save you money, we will introduce you to any of the professionals that we have used.

We believe that the quality of the professionals that we have assembled can help our potential buyers and we regard them all as trustworthy. More importantly they are all aware of the demands of the English buyer, and will represent your needs in an honest and open way.

Where to buy everything and anything
We have lists of suppliers from pools to beds, and kitchen equipment to antiques or even second hand bits, I am always happy to help with shopping as David will tell you.

Gardeners and Designers
There are several handymen and pool cleaners in the area as well as cleaning staff, where possible we can provide you with a list of those closest to your new home. We are also fortunate to know an interior designer/stylist and a Chelsea winning garden designer who will be happy to give you ideas and quote for you. In addition check out Simon and James, who are trained horticulturislts, and who run a  very successful design and maintenance service and can give you letters of recommendation (they are based in Jesi).  Their web site is http://www.giardiniepiscine.com

Why would we want to do this?
It is simply a logical step forward. Villa Sibillini has evolved in two ways, firstly as a place to take a short or long break, secondly as a base for people searching for property. With the later we have always advised people on where to go and who to see, now we pinning our colours to the mast. These are people that are good at what they do and we trust them.  However, we will merely introduce you, or give you the contact details as you must choose who you feel is right for you.

With our help we hope your purchase and renovations will be far easier than some of us that arrived here and made some mistakes along the way. Obviously we can’t cater for every possibility, but we can help to ensure that you are working alongside people that you can trust.
